الدرس ده بيبدأ معاك من أول سطر: يعني إيه تدفق نقدي، وليه الجنيه النهارده أغلى من جنيه بكرة. وبعدين بيوصلك خطوة بخطوة لحد ما تحسب NPV و IRR، وتختار سعر الخصم الصح وتعرف بتختاره على أي أساس، وتفهم الفخاخ اللي بيقع فيها ناس محترفة. أي مصطلح جديد هتلاقي شرحه في مكانه، فمش هتحتاج تدوّر على حاجة برّا الدرس.
This lesson starts from the very first line: what a cash flow is, and why a pound today is worth more than a pound tomorrow. It then takes you step by step to calculating NPV and IRR, choosing the right discount rate and understanding the basis for that choice, and recognising the traps that catch even experienced professionals. Every new term is explained where it first appears, so you won't need to look anything up elsewhere.

The idea in one lineEvery investment decision is money going out now in the hope of money coming back later. Step one is placing those amounts correctly on a timeline.
صاحبك جالك وقالك: «هات 100,000 جنيه دلوقتي، وأرجعهملك 130,000 بعد 3 سنين.» أول رد فعل طبيعي: «حلو، هكسب 30 ألف!»
بس استنى لحظة. السؤال الحقيقي مش «هكسب ولا لأ؟». السؤال هو: «الـ 30 ألف دول كفاية مقابل إني أحبس فلوسي 3 سنين وأستحمل احتمال إنها متجيش؟» الدرس ده كله إجابة منظمة على السؤال ده، وأول أداة محتاجينها هي التدفق النقدي.
A friend comes to you and says: “Give me EGP 100,000 now, and I'll pay you back EGP 130,000 in three years.” The natural first reaction: “Great, I'll make 30,000!”
But hold on. The real question isn't “Will I make a profit?” It's “Is 30,000 enough compensation for locking up my money for three years and accepting that it might not come back?” This whole lesson is a structured answer to that question, and the first tool we need is the cash flow.
الفلوس اللي بتطلع منك بنكتبها بالسالب (−)، واللي بتدخلك بالموجب (+). الاتفاق ده مش شكليات: كل المعادلات اللي جاية وكل دوال Excel معتمدة عليه. لو عكست الإشارات، النتيجة هتطلع غلط أو مش هتطلع خالص.
ولازم تحدد إنت بتبص من وجهة نظر مين. الـ 100,000 سالبة بالنسبالك، وموجبة بالنسبة لصاحبك.
Money leaving you is written as negative (−); money coming in is positive (+). This isn't a formality: every formula ahead and every Excel function relies on it. Flip the signs and the result will be wrong or won't compute at all.
You must also be clear about whose point of view you're taking. The 100,000 is negative for you and positive for your friend.
بنرسم التدفقات على خط زمن. t = 0 معناها النهارده، لحظة ما بتدفع. و t = 1 معناها آخر السنة الأولى، وهكذا. عرض صاحبك شكله كده:
We lay cash flows out on a timeline. t = 0 means today, the moment you pay; t = 1 is the end of year one, and so on. Your friend's offer looks like this:
قاعدة مهمة: التدفق بيتسجل في التاريخ اللي الفلوس بتتحرك فيه فعلًا، مش التاريخ اللي العملية بتتسجل فيه في الدفاتر. لو بعت شقة النهارده والعميل هيدفع على 5 سنين، التدفقات موزعة على الـ 5 سنين حتى لو الإيراد اتسجل مرة واحدة.
Key rule: a cash flow is placed on the date money actually moves, not the date the transaction is recorded in the books. If you sell an apartment today and the buyer pays over five years, the cash flows are spread over those five years even if the revenue was recorded at once.
t0 = −500,000 ، t1 = +200,000 ، t2 = +200,000 ، t3 = +250,000 (200,000 من التشغيل + 50,000 من بيع المعدات). قيمة البيع في الآخر اسمها قيمة الخردة وبتتضاف لتدفق آخر سنة.

The idea in one lineMoney has a time value: the same amount is worth more today than tomorrow, because you can invest it, inflation erodes it, and the future is uncertain.

If you invest at a rate of return r, you earn a return every year. The question: what is that return calculated on?
Investment appraisal always uses compounding, because any return you receive can be reinvested.

الفرق 12,800 جنيه هو «العائد على العائد»، وبيكبر بسرعة جدًا كل ما المدة تطول. المعادلة العامة:
The 12,800 difference is the “return on return”, and it grows very fast as the horizon lengthens. The general formula:
قاعدة 72 (حيلة سريعة): عشان تعرف فلوسك هتتضاعف في كام سنة تقريبًا، اقسم 72 على المعدل. عند 20%: 72 ÷ 20 = 3.6 سنة. الرقم الدقيق 3.8 سنة، والقاعدة بتبقى أدق عند المعدلات الأقل.
The rule of 72 (a quick trick): to estimate how many years it takes money to double, divide 72 by the rate. At 20%: 72 ÷ 20 = 3.6 years. The exact figure is 3.8 years; the rule is more accurate at lower rates.

The idea in one lineDiscounting is compounding in reverse: it converts future money into its value today.
في الجزء اللي فات سألنا: «100,000 النهارده هيبقوا كام بعد 3 سنين؟». دلوقتي هنسأل السؤال العكسي، وده السؤال اللي قايم عليه كل تقييم الاستثمارات: «130,000 هستلمهم بعد 3 سنين، يساووا كام النهارده؟»
الإجابة إننا نقلب المعادلة: بدل ما نضرب في (1 + r) كل سنة، بنقسم.
In the previous part we asked: “What will 100,000 today be worth in three years?” Now we ask the reverse, which is the question at the heart of all investment appraisal: “If I receive 130,000 in three years, what is it worth today?”
The answer is to invert the formula: instead of multiplying by (1 + r) each year, we divide.
المعنى: لو معاك 97,671 النهارده وحطيتهم في استثمار بيدي 10% في السنة، هيبقوا 130,000 بعد 3 سنين بالظبط. يعني عرض صاحبك «يساوي» النهارده 97,671 بس، وإنت مطلوب منك تدفع 100,000. إنت كده بتدفع 2,329 زيادة عن قيمته.
افترضنا هنا إن البديل المتاح ليك بيدي 10%. الجزء 5 كله مخصص لإزاي تحدد الرقم ده صح.
Meaning: if you had 97,671 today and invested it at 10% a year, it would grow to exactly 130,000 in three years. So your friend's offer is “worth” only 97,671 today, yet you're asked to pay 100,000 — you'd be overpaying by 2,329.
We assumed your available alternative earns 10%. Module 5 is entirely about setting that figure properly.
الجدول ده بيوريك قيمة جنيه واحد جاي في المستقبل بقيمة النهارده. لاحظ حاجتين: القيمة بتقل كل ما السنين تزيد (انزل في العمود)، وبتقل كل ما المعدل يعلى (امشي في الصف). وكل ما اللون يغمق، القيمة الحالية تبقى أعلى.
This table shows today's value of one pound received in the future. Notice two things: value falls as years increase (down a column) and as the rate rises (across a row). Darker cells mean higher present value.
ليه ده مهم جدًا في مصر وفي العقارات بالذات؟ عند معدل 30%، الجنيه اللي جاي بعد 10 سنين قيمته النهارده حوالي 7 قروش بس. يعني التحصيلات البعيدة في خطط التقسيط الطويلة وزنها في القيمة صغير جدًا، ونجاح المشروع بيتحدد غالبًا بفلوس أول كام سنة.
Why this matters in high-rate economies and in real estate: at 30%, a pound received in ten years is worth only about 7 piastres today. Distant collections in long instalment plans carry very little weight in value, so a project's success is usually decided by the cash of its first few years.
معامل الخصم = 1 ÷ 1.20² = 1 ÷ 1.44 = 0.6944. القيمة الحالية = 200,000 × 0.6944 = 138,889.

The idea in one lineNPV is the sum of the present values of all money coming in, minus all money going out. If it's positive, the project earns more than the return you require.
المشاريع الحقيقية مش دفعة واحدة وخلاص. فيه فلوس بتطلع وفلوس بتدخل على سنين كتير. الحل بسيط: هات القيمة الحالية لكل تدفق لوحده، واجمعهم كلهم بإشاراتهم. الناتج اسمه صافي القيمة الحالية.
Real projects aren't a single payment. Money goes out and comes in over many years. The fix is simple: find the present value of each cash flow separately, then add them all up with their signs. The result is the net present value.
لاحظ إن CF0 مش بيتقسم على حاجة، لأن (1 + r)⁰ = 1: فلوس النهارده قيمتها هي هي.
Note that CF0 isn't divided by anything, because (1 + r)⁰ = 1: today's money is worth exactly its face value.
نور عايزة تفتح فرع كافيه. التكلفة النهارده 1,000,000 جنيه (تجهيزات ومعدات وديكور). صافي التدفق النقدي المتوقع (اللي داخل ناقص اللي طالع في السنة): 300 ألف، و 400 ألف، و 450 ألف، و 500 ألف في السنين من 1 لـ 4، والسنة الرابعة شاملة بيع المعدات. ونور عايزة عائد 20% في السنة على فلوسها. (الجزء الجاي هيشرح الـ 20% دي جت منين.)
Nour wants to open a café branch. It costs EGP 1,000,000 today (fit-out, equipment and décor). Expected net cash flow (money in minus money out each year) is 300k, 400k, 450k and 500k in years 1 to 4, with year 4 including the sale of the equipment. Nour requires a 20% annual return on her money. (The next module explains where that 20% comes from.)

المشروع مش بس بيرجّع لنور المليون ويديها الـ 20% اللي طالباها، ده كمان بيزوّد ثروتها بحوالي 29 ألف جنيه بقيمة النهارده.
طريقة تانية تفهمها بيها: لو نور استلفت المليون بفايدة 20% وسددت القرض وفوايده من فلوس الكافيه، هيفضل معاها في الآخر مبلغ قيمته النهارده 29,321 جنيه. ده «الزيادة» اللي المشروع خلقها.
The project doesn't just return Nour's million and pay her the 20% she requires; it also increases her wealth by about EGP 29,000 in today's money.
Another way to see it: if Nour borrowed the million at 20% and repaid the loan and its interest from the café's cash, she would be left with an amount worth 29,321 today. That is the surplus the project creates.

غلطة مشهورة: «NPV = صفر يعني مفيش ربح». لأ خالص! معناها إن المشروع بيدي بالظبط العائد اللي إنت طالبه (20% في مثالنا). يعني فيه ربح، بس مفيش قيمة زيادة عن المطلوب.
وبالعكس: عرض صاحبك فيه ربح 30,000، لكن الـ NPV بتاعه عند 10% سالب (−2,329). الربح المحاسبي لوحده مش كفاية تقرر بيه.
A classic mistake: “NPV = 0 means no profit.” Not at all! It means the project earns exactly the return you require (20% here). There is profit, just no value above what you demanded.
Conversely, your friend's deal shows a 30,000 profit, yet its NPV at 10% is negative (−2,329). Accounting profit alone is not enough to decide.

300,000 ÷ 1.15 = 260,870 ، و 300,000 ÷ 1.3225 = 226,843. المجموع 487,713، إذن NPV = 487,713 − 500,000 = −12,287. القرار: رفض، مع إن الربح غير المخصوم 100,000.

الفكرة في سطرسعر الخصم هو أقل عائد تقبله من المشروع، وبيتحدد بعائد أحسن بديل ليه نفس درجة المخاطرة. مش رقم بتختاره على مزاجك.
The idea in one lineThe discount rate is the minimum return you should accept from a project, set by the return on the best alternative with the same level of risk. It is not a number you pick by feel.
افتكر الفرصة البديلة. لو نور مش هتفتح الكافيه، هتعمل إيه بالمليون؟ ممكن تحطهم في أذون خزانة، أو في مشروع تاني شبه الكافيه. سعر الخصم هو العائد اللي كانت هتاخده من البديل ده. يعني السؤال اللي الـ NPV بيجاوب عليه في الحقيقة: «المشروع ده أحسن من البديل اللي شبهه ولا لأ؟»
الكلمة المهمة هنا «شبهه». مينفعش تقارن كافيه جديد بشهادة بنك مضمونة، لأن الكافيه ممكن يخسر والشهادة لأ. عشان كده سعر الخصم بيتكون من جزئين:
Recall opportunity cost. If Nour doesn't open the café, what would she do with the million? She could buy treasury bills, or invest in another business similar to the café. The discount rate is the return she would earn on that alternative. So the question NPV really answers is: “Is this project better than a comparable alternative?”
The key word is “comparable”. You can't compare a new café with a guaranteed bank certificate, because the café can lose money and the certificate can't. That's why the discount rate has two parts:

بتبدأ بالعائد الخالي من المخاطر، وتضيف علاوة على كل مصدر مخاطرة إضافي. مثال نور (أرقام توضيحية):
Start with the risk-free rate and add a premium for each additional source of risk. Nour's example (illustrative figures):

العلاوة بتتحدد إزاي؟ مفيش رقم سحري. بتتحدد بالخبرة وبمقارنة عوائد مشاريع شبهها، والقاعدة: كل ما التدفقات تبقى أقل يقين، العلاوة تكبر. كافيه جديد في منطقة مجرّبة علاوته أقل من كافيه في منطقة جديدة، وأقل كتير من شركة تكنولوجيا ناشئة.
How is the premium set? There's no magic number. It comes from experience and from comparing returns on similar ventures. The rule: the less certain the cash flows, the larger the premium. A new café in a proven location deserves a smaller premium than one in an untested area, and a much smaller one than a tech start-up.
مهم: الأرقام دي للتوضيح بس. قبل أي دراسة حقيقية، هات العائد الحالي على أذون أو سندات الخزانة بنفس عملة التدفقات من موقع البنك المركزي أو وزارة المالية، واختار مدة قريبة من عمر المشروع (مشروع 4 سنين ← سندات مدتها حوالي 3 لـ 5 سنين).
Important: these figures are illustrative. For a real study, take the current yield on treasury bills or bonds in the same currency as the cash flows from the central bank or finance ministry, and choose a maturity close to the project's life (a 4-year project → bonds maturing in roughly 3 to 5 years).
الشركة بتمول نفسها من مصدرين: فلوس الملاك (حقوق الملكية) وفلوس البنوك (الديون). كل مصدر ليه تكلفة: البنك عايز فايدته، والملاك عايزين عائد أعلى من البنك لأنهم آخر ناس بياخدوا فلوسهم لو الشركة اتعثرت، فمخاطرتهم أعلى. الـ WACC هو متوسط التكلفتين، مرجّح بنسبة كل مصدر في التمويل.
A company finances itself from two sources: owners' money (equity) and lenders' money (debt). Each has a cost: the bank wants its interest, and owners want a higher return than the bank because they are paid last if the company struggles, so they bear more risk. WACC is the average of the two costs, weighted by each source's share of financing.
الفايدة على القروض بتتخصم من الربح قبل حساب الضريبة، فكأن الدولة بتشيل عنك جزء منها. لو بتدفع فايدة 18% وسعر الضريبة 22.5%، التكلفة الحقيقية عليك = 18% × (1 − 0.225) = 13.95%.
Interest on loans is deducted from profit before tax, so the government effectively bears part of it. If you pay 18% interest and the tax rate is 22.5%, your true cost is 18% × (1 − 0.225) = 13.95%.
22.5% هو السعر العام لضريبة الدخل على الشركات في مصر وقت كتابة الدرس. راجع السعر الساري ومدى قابلية الفوايد للخصم في حالتك.
22.5% is Egypt's standard corporate income tax rate at the time of writing. Confirm the current rate and whether interest is fully deductible in your case.
لأن الملاك والبنوك بيطلبوا عائد على القيمة الحالية لفلوسهم، مش على أرقام تاريخية في الدفاتر. ولو الشركة مش مقيدة في البورصة ومفيش قيمة سوقية واضحة، بنستخدم هيكل التمويل المستهدف على المدى الطويل.
Because owners and lenders require a return on the current value of their money, not on historical book figures. If the company isn't listed and has no clear market value, use its long-term target capital structure.
تكلفة الدين سهل تعرفها: البنك بيقولك الفايدة. لكن الملاك محدش بيقولك هما عايزين كام، فبنقدّرها. أشهر طريقة:
The cost of debt is easy to observe: the bank quotes you a rate. Owners don't quote a rate, so we estimate it. The most widely used method:
متحسبش مخاطر الدولة مرتين: لو بتحسب بالجنيه والعائد الخالي من المخاطر مأخوذ من أذون الخزانة المصرية، فجزء من مخاطر الدولة موجود بالفعل جوه سعر الفايدة المحلي. إضافة CRP كاملة فوقه ممكن تبالغ في سعر الخصم.
الشركات غير المقيدة: لو مفيش بيتا للمشروع، بنستعير بيتا شركات مقيدة في نفس النشاط ونعدّلها حسب اختلاف حجم الديون. ده مستوى متقدم، والفكرة الأساسية إنك بتستعير «مخاطرة النشاط» من شركات شبهك.
Don't count country risk twice: if you work in EGP and your risk-free rate comes from Egyptian treasury bills, part of the country risk is already inside the local interest rate. Adding a full CRP on top can overstate the discount rate.
Unlisted companies: if the project has no beta of its own, borrow the betas of listed companies in the same line of business and adjust them for differences in debt. That's an advanced step; the core idea is borrowing the “business risk” of comparable firms.

أغلب أخطاء الـ NPV في الواقع مش في الحساب نفسه، لكن في عدم الاتساق بين التدفقات وسعر الخصم. القاعدة العامة: سعر الخصم لازم «يشبه» التدفقات اللي بيخصمها في كل حاجة.
Most real-world NPV errors aren't arithmetic; they're mismatches between the cash flows and the discount rate. The general rule: the discount rate must “match” the cash flows it discounts in every respect.

Example: you want a 5% real return and inflation is 15%. The nominal rate = 1.05 × 1.15 − 1 = 20.75%, not the 20% that simple addition suggests. The gap widens as inflation rises.
أسعار متستخدمهاش كسعر خصم: سعر فايدة قرض البنك لوحده (ده تكلفة جزء من التمويل بس)، والعائد التاريخي للشركة («إحنا متعودين نكسب 30%»)، ورقم منقول من كتاب أو دراسة بعملة تانية، ونفس الرقم لكل المشاريع.
Rates not to use as the discount rate: the bank loan rate alone (it's the cost of only part of the financing), the company's historical return (“we usually make 30%”), a figure copied from a book or study in another currency, and one number for every project.

وطالما الـ NPV موجب عند 21% وسالب عند 22%، يبقى أكيد فيه سعر بينهم بيخلّي الـ NPV = صفر بالظبط. السعر ده له اسم: معدل العائد الداخلي (IRR)، وده موضوع الجزء الجاي.
A difference of just two points in the discount rate (from 20% to 22%) flipped the decision. That's why choosing the discount rate is not a detail; it's half the decision.
And since NPV is positive at 21% and negative at 22%, there must be a rate in between that makes NPV exactly zero. That rate has a name: the internal rate of return (IRR), the subject of the next module.

At the end of the previous module we saw NPV fall as the discount rate rises: positive at 21%, negative at 22%. The rate in between that makes NPV exactly zero is the internal rate of return:
ليه اسمه «داخلي»؟ لأنه بيطلع من تدفقات المشروع نفسه بس، من غير أي معلومة من برّه. سعر الخصم بييجي من السوق (العائد المطلوب)، لكن الـ IRR بييجي من جوه المشروع (العائد المُحقَّق).
Why “internal”? Because it comes only from the project's own cash flows, with no outside information. The discount rate comes from the market (the required return); the IRR comes from inside the project (the delivered return).
لو المشروع فيه دفعة واحدة طالعة ودفعة واحدة راجعة، الـ IRR ليه معادلة مباشرة:
When a project has one outflow and one inflow, IRR has a direct formula:
يعني الـ 30% ربح على 3 سنين بتساوي 9.14% في السنة، مش 10%. ليه مش 30 ÷ 3 = 10%؟ لأن القسمة البسيطة بتتجاهل إن العائد في البديل بيتراكم. والـ 30% الإجمالية دي اسمها العائد على الاستثمار (ROI)، وهي مش بتاخد الوقت في اعتبارها خالص. ولأن 9.14% أقل من الـ 10% اللي البديل بيديها، القرار رفض، وده نفس اللي قاله الـ NPV السالب (−2,329).
So the 30% profit over three years equals 9.14% a year, not 10%. Why not 30 ÷ 3 = 10%? Because simple division ignores that returns on the alternative compound. That total 30% is the return on investment (ROI), which ignores time entirely. Since 9.14% is below the 10% the alternative offers, the decision is reject — exactly what the negative NPV (−2,329) said.

Most projects have many cash flows, and then the IRR equation has no direct solution. So we experiment: pick one rate that gives a positive NPV and one that gives a negative NPV; the IRR must lie between them. Then we estimate by linear interpolation:

The exact figure is 21.41%. Interpolation gave a good estimate because we chose two close rates; with a wide gap the error grows, because the NPV curve isn't a straight line.
Excel والآلات الحاسبة المالية بيعملوا نفس فكرة المحاولة والخطأ، بس بسرعة ودقة: بيبدأوا بتخمين، ويحسبوا الـ NPV، ويعدّلوا التخمين خطوة بخطوة لحد ما الـ NPV يقرب جدًا من الصفر. حسب وثائق Microsoft، دالة IRR بتكرر لحد ما توصل لدقة 0.00001%، ولو ملقتش حل بعد 20 محاولة بترجع الخطأ #NUM!. المعامل في الدرس ده بتستخدم طريقة أكثر تحفظًا: بتمسح كل المعدلات الممكنة وتلاقي كل نقطة الـ NPV بيقطع فيها الصفر، فلو فيه أكتر من IRR (الجزء 12) هتشوفهم كلهم.
Excel and financial calculators apply the same trial-and-error idea, quickly and precisely: they start from a guess, compute NPV, and adjust step by step until NPV is extremely close to zero. According to Microsoft's documentation, the IRR function iterates until the result is accurate to within 0.00001% and returns #NUM! if it can't find a result after 20 tries. The labs in this lesson use a more conservative approach: they scan the whole range of rates and find every point where NPV crosses zero, so if a project has more than one IRR (Module 12) you'll see them all.

21.41% أكبر من 20%، يبقى المشروع مقبول. ودي نفس النتيجة اللي قالها الـ NPV الموجب (29,321). لكن خلي بالك إن الهامش صغير: أي زيادة في سعر الخصم فوق 21.41% تقلب القرار.
21.41% exceeds 20%, so the project is accepted — the same conclusion as the positive NPV (29,321). But note the thin margin: any discount rate above 21.41% flips the decision.

The sum of the five discount factors at 15% is 3.3522, so NPV = 150,000 × 3.3522 − 500,000 = +2,830. At 16% the sum is 3.2743, so NPV = −8,855. IRR ≈ 15% + 2,830 ÷ (2,830 + 8,855) × 1% ≈ 15.24%. Verify by entering the flows in LAB E.

So why is IRR so popular? Because it communicates easily: “the project returns 21% a year” lands better with a board than “NPV at 20% is 29 thousand”. Professional practice: decide with NPV, explain with IRR.

التدفق التراكمي لنور: −1,000,000 ← −700,000 ← −300,000 ← +150,000. الرصيد اتقلب موجب خلال السنة التالتة: كان ناقصه 300,000، والسنة التالتة بتجيب 450,000، يعني محتاج 300 ÷ 450 = 0.67 من السنة. فترة الاسترداد = 2.67 سنة.

Nour's cumulative cash flow: −1,000,000 → −700,000 → −300,000 → +150,000. The balance turns positive during year 3: 300,000 was still missing and year 3 brings 450,000, so it takes 300 ÷ 450 = 0.67 of the year. Payback = 2.67 years.
Doing the same with present values: −1,000,000 → −750,000 → −472,222 → −211,806 → +29,321, so discounted payback = 3 + 211,806 ÷ 241,127 = 3.88 years. Notice how close it is to the end of the project — a sign of a thin margin.
عيوب لازم تعرفها: فترة الاسترداد بتتجاهل أي فلوس بعدها، والعادية كمان بتتجاهل قيمة الوقت. مؤشر الربحية بيتجاهل حجم المشروع. والـ MOIC والـ ROI بيتجاهلوا الوقت تمامًا: 1.65x في 4 سنين غير 1.65x في 10 سنين خالص. عشان كده بيتعرضوا جنب الـ NPV والـ IRR، مش بدالهم.
Weaknesses to know: payback ignores all cash after it, and simple payback also ignores time value. The profitability index ignores project size. MOIC and ROI ignore time completely: 1.65x in 4 years is very different from 1.65x in 10 years. That's why they are shown alongside NPV and IRR, not instead of them.

The IRR function assumes all periods are exactly equal. In reality, especially in real estate, payments land on scattered dates: a land payment in January, a contractor's progress bill in July, customer instalments every quarter. This is where XIRR comes in:

Multiplying the monthly rate by 12 gives 18%, the nominal annual rate (APR). The gap to the effective rate (19.56%) is the compounding effect; using the nominal figure understates the true return or the true cost of financing.

There's a hidden assumption inside IRR: every inflow is reinvested at the IRR until the end of the project. At an IRR of 21% that may be acceptable. But at 45%, where would you find another investment paying 45% every year? Usually you won't, so IRR overstates the project's appeal.
الـ MIRR (20.87%) أقل من الـ IRR (21.41%) لأننا افترضنا إعادة استثمار بـ 20% بس، وده أوقع. وبرضه لسه أعلى من سعر الخصم، فالقرار متغيرش. وميزة إضافية: الـ MIRR ليه دايمًا إجابة واحدة، حتى لو إشارات التدفقات اتغيرت كذا مرة.
MIRR (20.87%) is below IRR (21.41%) because we assumed reinvestment at only 20%, which is more realistic. It is still above the discount rate, so the decision holds. A bonus: MIRR always has exactly one answer, even when the cash-flow signs change several times.

The idea in one lineIRR can mislead you in six situations. Learn them, and in any of them fall back on NPV.

Descartes' rule of signs says the number of possible IRRs cannot exceed the number of times the cash-flow sign changes. A project with a large cost at the end (demolition, closure, site restoration) can have two solutions:
أنهي رقم فيهم الصح؟ ولا واحد. المشروع مقبول بس لو سعر الخصم بين 10% و 20%. الحل: اعتمد على الـ NPV، أو استخدم الـ MIRR.
Which one is right? Neither. The project is acceptable only if the discount rate lies between 10% and 20%. The fix: rely on NPV, or use MIRR.

The flows [ +100 , −300 , +250 ] have a positive NPV at every rate, so no rate makes it zero. Excel returns #NUM!, and the decision is made with NPV.
لو أول تدفق داخل (زي إنك تاخد قرض، أو تستلم مقدمات من العملاء)، الـ IRR هنا بيمثل تكلفة مش عائد، والقاعدة بتتقلب: الأحسن هو الـ IRR الأقل.
If the first cash flow is an inflow (taking a loan, or receiving customer down payments), the IRR represents a cost, not a return, and the rule reverses: lower is better.

When choosing between two projects you can't do both, the one with the higher IRR may add less value in currency. The point where the two NPV curves cross is the Fisher rate, found as the IRR of the difference between the two projects' flows.

A project returning 30% for one year versus one returning 20% for ten years. The first has the higher percentage, but the second earns its return on more money for longer. Unless you can reinvest the first project's proceeds at a similar return, the second creates more value. NPV captures this; IRR doesn't.
المشاريع اللي محتاجة رأس مال صغير جدًا في الأول (أو صفر بعد التمويل) بيطلعلها IRR بالمئات. ده مش معناه إنها بتخلق قيمة كبيرة، ده معناه إن المقام صغير. اعرض دايمًا الـ NPV و MOIC جنب الـ IRR.
Projects that need very little upfront capital (or none after financing) can show IRRs in the hundreds. That doesn't mean they create much value; it means the denominator is small. Always show NPV and MOIC next to IRR.

The idea in one lineProject IRR measures the quality of the project itself. Equity IRR measures what reaches the owners after the lender. Leverage magnifies return and risk together.
قاعدة الرافعة: لو تكلفة الدين أقل من عائد المشروع، الاقتراض بيرفع عائد الملاك (رافعة موجبة). ولو أعلى، بيقلّله (رافعة سالبة). وفي الحالتين المخاطرة بتزيد، لأن القسط والفايدة ثابتين مهما حصل للمبيعات.

The leverage rule: if the cost of debt is below the project's return, borrowing raises the owners' return (positive leverage). If it's above, borrowing lowers it (negative leverage). Either way risk rises, because interest and repayments are fixed whatever happens to sales.
Link to the discount rate: this applies consistency rule 3 directly: whole-project flows are compared with WACC; owners' flows are compared with the cost of equity.
فخ مهم: الاقتراض الرخيص بيرفع Equity IRR، لكنه كمان بيرفع مخاطرة الملاك، فتكلفة الملاك نفسها بتزيد. يعني Equity IRR أعلى مش معناه أوتوماتيك قيمة أعلى. قارن دايمًا Equity IRR بتكلفة الملاك بعد الاقتراض، و Project IRR بالـ WACC.
An important trap: cheap debt raises equity IRR, but it also raises the owners' risk, so the cost of equity itself goes up. A higher equity IRR does not automatically mean more value. Always compare equity IRR with the post-borrowing cost of equity, and project IRR with WACC.

The idea in one lineIn real estate development, money goes out heavily at the start and comes back late and in instalments. Timing, the discount rate and payment terms therefore drive value.

المشروع فيه ربح 25 مليون، ومع كده بيدمّر قيمة عند 12%. السبب إن 80 مليون فضلوا محبوسين سنتين قبل ما التحصيل يبدأ، والعائد السنوي الفعلي (10.02%) أقل من المطلوب.
The project makes a 25 million profit, yet destroys value at 12%. The reason: 80 million sits locked up for two years before collections begin, and the actual annual return (10.02%) falls short of what's required.
جرّب بنفسك: دخّل التدفقات دي في LAB E، وانقل 10 مليون من تحصيلات السنة 4 للسنة 2 (يعني 30 و 40 و 35). الـ IRR هيطلع من 10.02% لحوالي 10.8% من غير ما إجمالي التحصيلات يتغيّر جنيه واحد. وفي الدراسات الحقيقية استخدم XIRR بتواريخ شهرية.
Try it yourself: enter these flows in LAB E and move 10 million of year-4 collections to year 2 (i.e. 30, 40 and 35). IRR rises from 10.02% to about 10.8% without total collections changing by a single pound. In real studies, use XIRR with monthly dates.
لما بتبيع وحدة بالتقسيط، إنت عمليًا بتبيع الوحدة وبتموّل العميل. السؤال: التمويل ده بسعر كام؟ مثال: وحدة سعرها كاش 4,000,000، أو بالتقسيط 1,000,000 مقدم + 5 أقساط سنوية كل قسط 1,000,000. العميل هيدفع 6 مليون بدل 4.

When you sell a unit in instalments, you are effectively selling the unit and financing the customer. The question: at what rate? Example: a unit priced at 4,000,000 cash, or 1,000,000 down plus 5 annual instalments of 1,000,000 each. The customer pays 6 million instead of 4.
The company has effectively lent the customer 3,000,000 (4 cash − 1 down) and recovers it through five instalments of 1 million. The implicit rate is the IRR of [−3, 1, 1, 1, 1, 1] = 19.86%. Yet the “flat” rate that might be advertised is (6 − 4) ÷ 3 ÷ 5 = only 13.33%, because it is charged on the full amount for the whole term even though the customer repays gradually.
لو سعر الخصم المناسب للشركة أعلى من 19.86%، يبقى الشركة بتموّل العميل بأقل من تكلفة الفلوس عليها، والفرق خسارة قيمة مستخبية جوه خطة التقسيط.
If the company's appropriate discount rate exceeds 19.86%, it is financing the customer below its own cost of money, and the difference is a value loss hidden inside the payment plan.
لو فيه مكوّن تمويل جوهري في العقد، الإيراد بيتسجل بالسعر النقدي (4 مليون)، والفرق (2 مليون) بيتسجل كإيراد فوايد على مدة التقسيط بـطريقة الفائدة الفعلية.
If the contract contains a significant financing component, revenue is recognised at the cash price (4 million) and the difference (2 million) is recognised as interest income over the instalment period using the effective interest method.

Question: a unit costs 2,000,000 cash, or 400,000 down plus 8 quarterly instalments of 250,000. Find the quarterly rate, the effective annual rate and the equivalent flat rate.
Solution: amount financed = 1,600,000. Quarterly rate = IRR of [−1,600,000, 250,000 × 8] ≈ 5.24%. Effective annual = (1.0524)⁴ − 1 ≈ 22.68%. Flat rate = 400,000 ÷ 1,600,000 ÷ 2 years = only 12.5%.

Question: flows [−100, +230, −132], discount rate 25%. Accept or reject? What if the rate is 15%?
Solution: there are IRRs at 10% and 20%, so you can't compare against them. At 25%: NPV = −100 + 230 ÷ 1.25 − 132 ÷ 1.5625 = −0.48 → reject. At 15%: NPV ≈ +0.19 → accept. The project is acceptable only for discount rates between 10% and 20%.

Solution: IRR(A) ≈ 21.86% and IRR(B) ≈ 13.54%, so IRR favours A. But at 10%: NPV(A) ≈ 268 and NPV(B) ≈ 389, so B creates more value. The Fisher rate ≈ 11.39%: below it B wins, above it A wins. Try it in LAB H.

Question: a residential developer with a WACC of 19% is considering building and operating a hotel for the first time. Should it use 19% to value the hotel?
Solution: No. The 19% reflects the risk of its residential business. A hotel carries different risks (seasonal occupancy, fixed operating costs, dependence on tourism), so it needs a rate reflecting hotel-business risk, for example by borrowing the betas of listed hotel companies. Using the company WACC for every project makes risky projects look better than they are.
السؤال: دراسة جدوى تدفقاتها بأسعار النهارده الثابتة (من غير أي زيادة أسعار). سعر الخصم الاسمي 20.75% والتضخم المتوقع 15%. تخصم بأنهي سعر؟
الحل: التدفقات حقيقية، فلازم سعر حقيقي: 1.2075 ÷ 1.15 − 1 = 5%. لو خصمتها بـ 20.75% هتقلل قيمة المشروع جامد، لأنك خصمت التضخم من تدفقات مفيهاش تضخم أصلًا.
Question: a feasibility study's cash flows are in today's constant prices (no price increases). The nominal discount rate is 20.75% and expected inflation is 15%. Which rate do you use?
Solution: the flows are real, so use a real rate: 1.2075 ÷ 1.15 − 1 = 5%. Discounting them at 20.75% would badly understate the project's value, because you'd be removing inflation from flows that contain none.

Question: a bank offers financing at 1.5% per month. What is the true annual cost?
Solution: effective annual = (1.015)¹² − 1 ≈ 19.56%; nominal = 1.5% × 12 = 18%. The effective rate is the one to compare with a discount rate.
قاعدة القرار: لمشروع مستقل بتدفقات تقليدية: NPV > 0 ⟺ IRR > r. في أي حالة تانية، القرار بالـ NPV. وسعر الخصم = عائد أحسن بديل بنفس المخاطرة، بنفس عملة التدفقات ونوعها وفترتها.
Decision rule: for an independent project with conventional flows, NPV > 0 ⟺ IRR > r. In every other case, decide with NPV. And the discount rate = the return on the best alternative of equal risk, in the same currency, type and period as the cash flows.

A number measuring how sensitive a stock's or business's returns are to movements in the overall market. β = 1 moves with the market; above 1 is more volatile (higher risk); below 1 is calmer.

A model that estimates the return owners require: risk-free rate + beta × equity risk premium. Its idea is that investors are compensated only for market-related risk that cannot be diversified away.

The mix of a company's financing between owners' money and debt. The “target structure” is the mix the company intends to maintain long term, used in WACC when market values aren't available.
أي فلوس بتدخل أو بتطلع فعلًا في تاريخ معين، مش ربح على الورق. و«صافي التدفق» في فترة = اللي داخل ناقص اللي طالع فيها. الإهلاك مثلًا بيقلل الربح لكنه مش تدفق نقدي، لأن مفيش فلوس بتطلع وقت تسجيله.
Money that actually comes in or goes out on a specific date — not profit on paper. The “net cash flow” of a period is inflows minus outflows. Depreciation, for example, reduces profit but is not a cash flow, since no money leaves when it's recorded.
المعدل السنوي الثابت اللي لو المبلغ نما بيه كل سنة يوصل من قيمة البداية لقيمة النهاية: (النهاية ÷ البداية)^(1/n) − 1. وهو نفسه الـ IRR لما يكون فيه دفعة واحدة طالعة وواحدة راجعة.
The constant annual rate at which an amount would have to grow each year to go from its starting value to its ending value: (end ÷ start)^(1/n) − 1. It equals the IRR when there is one outflow and one inflow.
عائد بيتحسب على المبلغ الأصلي + العوائد اللي اتراكمت قبل كده («عائد على العائد»)، فالمبلغ بيكبر بشكل متسارع مع الوقت.
Return calculated on the original amount plus previously accumulated returns (“return on return”), so the balance grows at an accelerating pace over time.
تدفقات بتبدأ سالبة (استثمار) وبعدين تبقى موجبة، يعني الإشارة بتتغير مرة واحدة بس. في الحالة دي فيه IRR واحد بس، والـ IRR والـ NPV بيدوا نفس القرار.
Flows that start negative (investment) and then turn positive, so the sign changes only once. In this case there is a single IRR, and IRR and NPV give the same decision.
سعر الفايدة اللي الشركة تقدر تقترض بيه النهارده، مش سعر القروض القديمة. في الـ WACC بنستخدمه بعد الضريبة: Rd × (1 − T).
The interest rate at which the company can borrow today, not the rate on old loans. In WACC it is used after tax: Rd × (1 − T).
العائد اللي الملاك طالبينه على فلوسهم. بيبقى أعلى من تكلفة الدين لأن الملاك بياخدوا فلوسهم بعد البنوك. أشهر طريقة لتقديره هي CAPM.
The return owners require on their money. It exceeds the cost of debt because owners are paid after lenders. The most common way to estimate it is the CAPM.
عائد إضافي بيتطلب مقابل مخاطر خاصة بالدولة: سياسية، أو اقتصادية، أو مخاطر العملة. بيتضاف غالبًا لما بنقيّم مشروع في دولة ناشئة بالدولار، مع الانتباه إننا منحسبوش مرتين لو سعر الفايدة المحلي شايله أصلًا.
Additional return required for country-specific risks: political, economic or currency. Usually added when valuing an emerging-market project in dollars, taking care not to count it twice if the local interest rate already reflects it.
فلوس مقترضة لازم تترد بفايدة في مواعيد محددة، مهما كانت نتيجة المشروع. البنك بياخد حقه قبل الملاك، فمخاطرته أقل وعائده المطلوب أقل.
Borrowed money that must be repaid with interest on set dates, whatever the project's outcome. Lenders are paid before owners, so they bear less risk and require a lower return.
الرقم اللي بتضرب فيه أي تدفق عشان تجيب قيمته الحالية: 1 ÷ (1 + r)^t. عند 10% وبعد 3 سنين = 0.7513، يعني كل جنيه جاي بعد 3 سنين يساوي 75 قرش النهارده.
The number you multiply a cash flow by to get its present value: 1 ÷ (1 + r)^t. At 10% after 3 years it is 0.7513, so each pound received in 3 years is worth 75 piastres today.
المعدل اللي بنحوّل بيه الفلوس المستقبلية لقيمتها النهارده. بيمثّل أقل عائد تقبله، وبيتحدد بعائد أحسن بديل ليه نفس المخاطرة، بنفس عملة التدفقات ونوعها. الجزء 5 كله عنه.
The rate used to convert future money into today's value. It represents the minimum acceptable return, set by the return on the best alternative of equal risk, in the same currency and type as the cash flows. Module 5 is devoted to it.
تحويل مبلغ مستقبلي لقيمته الحالية بالقسمة على (1 + r)^t. اسمه خصم لأننا بنقلّل من المبلغ مقابل الانتظار والمخاطرة، وهو عكس الفايدة المركبة.
Converting a future amount into its present value by dividing by (1 + r)^t. It's called discounting because we reduce the amount in exchange for waiting and risk; it is the reverse of compounding.

The true annual return or cost after compounding: (1 + periodic rate)^periods − 1. It is the correct rate for comparing any offers.

A method of spreading interest income or expense over the financing term: each period the outstanding balance is multiplied by a constant effective rate, so interest is large at first and shrinks as the balance falls. The resulting balance is called “amortised cost”.

Money put in by the owners of a project or company, plus retained profits. Owners receive what's left after debts are paid, so they bear more risk and require a higher return.

Using borrowed money to finance part of an investment. If the loan costs less than the project returns, the owners' return rises; if more, it falls. Either way risk increases.
سعر الخصم اللي عنده مشروعين ليهم نفس الـ NPV، يعني النقطة اللي منحنياتهم بتتقاطع فيها. بيتحسب كـ IRR للفرق بين تدفقات المشروعين. ما تخلطوش بـ«معادلة فيشر» الخاصة بالتضخم.
The discount rate at which two projects have the same NPV — where their NPV curves cross. It is calculated as the IRR of the difference between the two projects' flows. Not to be confused with the Fisher equation for inflation.
فايدة بتتحسب على المبلغ الأصلي كله طول المدة، حتى بعد ما العميل يسدد جزء منه. عشان كده المعدل الفعلي على الرصيد القائم دايمًا أعلى منها بفرق كبير.
Interest charged on the full original amount for the whole term, even after the customer has repaid part of it. The effective rate on the outstanding balance is therefore always considerably higher.
قيمة مبلغ النهارده في تاريخ مستقبلي بعد ما يتراكم عليه العائد: PV × (1 + r)^n.
The value of today's amount at a future date after returns accumulate on it: PV × (1 + r)^n.
أقل عائد لازم المشروع يحققه عشان يتقبل، وعمليًا هو نفسه سعر الخصم لما بنستخدمه كحد للقبول. كلمة «hurdle» معناها الحاجز اللي المشروع لازم ينط فوقه.
The minimum return a project must achieve to be accepted — in practice, the discount rate used as an acceptance threshold. The “hurdle” is the bar the project must clear.
المعيار الدولي لإيراد العقود مع العملاء. بيحدد إمتى وبكام الإيراد بيتسجل، ومن ضمنه فصل مكوّن التمويل لو الدفع متأخر أو متقدم بمدة كبيرة عن تسليم الوحدة.
The international standard on revenue from contracts with customers. It determines when and at what amount revenue is recognised, including separating a financing component when payment is significantly earlier or later than delivery.
الزيادة العامة في الأسعار مع الوقت، فنفس المبلغ بيشتري حاجات أقل. عشان كده المستثمر بيطلب عائد يعوّضه عن التضخم على الأقل.
The general rise in prices over time, so the same amount buys less. Investors therefore require a return that at least compensates for inflation.
سعر الخصم اللي بيخلّي الـ NPV = صفر. بيمثّل العائد السنوي اللي المشروع بيحققه على الرصيد اللي لسه مرجعش، وبيتقارن بسعر الخصم: لو أكبر منه المشروع مقبول (في الحالات التقليدية).
The discount rate that makes NPV equal zero. It represents the annual return the project earns on its unrecovered balance and is compared with the discount rate: if higher, the project is acceptable (in conventional cases).
نسخة من الـ IRR بتفترض إن الفلوس الداخلة بيتعاد استثمارها بمعدل واقعي، والطالعة بتتموّل بمعدل تمويل محدد. وليه دايمًا إجابة واحدة.
A version of IRR that assumes inflows are reinvested at a realistic rate and outflows are financed at a specified rate. It always has exactly one answer.
إجمالي الفلوس الراجعة ÷ إجمالي الفلوس المدفوعة. 1.65x معناها كل جنيه رجع جنيه و 65 قرش. بسيط، بس مبياخدش الوقت في اعتباره.
Total money returned ÷ total money invested. 1.65x means every pound came back as 1.65 pounds. Simple, but it ignores time.
مشاريع لو اخترت واحد منهم مينفعش تعمل التاني، زي استخدامين مختلفين لنفس قطعة الأرض. في الحالة دي بتختار صاحب أعلى NPV، مش أعلى IRR.
Projects where choosing one rules out the others, such as two different uses of the same plot of land. Here you choose the highest NPV, not the highest IRR.
مجموع القيم الحالية لكل التدفقات بإشاراتها عند سعر الخصم. لو موجب، المشروع بيحقق أكتر من العائد المطلوب وبيزوّد الثروة بالمبلغ ده بقيمة النهارده.
The sum of the present values of all cash flows, with their signs, at the discount rate. If positive, the project earns more than the required return and increases wealth by that amount in today's money.
المعدل لكل فترة مضروب في عدد الفترات في السنة، من غير ما ياخد التركيب في اعتباره. مثلًا 1.5% في الشهر × 12 = 18%. بيُستخدم في الإعلانات والعقود، بس مش مناسب للمقارنة.
The periodic rate multiplied by the number of periods per year, ignoring compounding. For example, 1.5% a month × 12 = 18%. Common in advertising and contracts, but not suitable for comparison.
المعدل الاسمي شامل أثر التضخم، والحقيقي هو العائد بعد استبعاد التضخم. التدفقات اللي فيها زيادة أسعار (اسمية) بتتخصم بسعر اسمي، والتدفقات بأسعار ثابتة (حقيقية) بتتخصم بسعر حقيقي.
The nominal rate includes inflation; the real rate is the return after removing inflation. Flows that include price increases (nominal) are discounted at a nominal rate; flows in constant prices (real) at a real rate.
بيع وحدات عقارية قبل أو أثناء بنائها، والعميل بيدفع مقدمات وأقساط قبل الاستلام. من وجهة نظر المطوّر ده مصدر تمويل من العملاء.
Selling property units before or during construction, with customers paying down payments and instalments before handover. From the developer's viewpoint, this is financing provided by customers.
العائد اللي بتضحي بيه لما تختار استثمار بدل أحسن بديل تاني متاح بنفس درجة المخاطرة. ده أساس سعر الخصم، وأهم مفهوم في الدرس كله.
The return you give up when you choose one investment over the best available alternative of the same risk. It is the basis of the discount rate and the most important idea in this lesson.
المدة اللي التدفقات الداخلة بتغطي فيها المبلغ المستثمر، والنسخة «المخصومة» بتستخدم القيم الحالية. بتقيس السيولة والمخاطرة، لكنها بتتجاهل أي فلوس بعدها.
The time it takes for inflows to cover the amount invested; the “discounted” version uses present values. It measures liquidity and risk but ignores all cash after it.
وحدة الزمن اللي بنقيس بيها: سنة، أو ربع سنة، أو شهر. t = 0 معناها النهارده (لحظة البداية)، و t = 1 آخر الفترة الأولى، وهكذا.
The unit of time we measure in: a year, quarter or month. t = 0 means today (the starting moment), t = 1 the end of the first period, and so on.
قيمة مبلغ مستقبلي بفلوس النهارده: FV ÷ (1 + r)^n. يعني المبلغ اللي لو معاك النهارده واستثمرته بسعر الخصم هيكبر ويبقى نفس المبلغ المستقبلي.
The value of a future amount in today's money: FV ÷ (1 + r)^n — the amount that, invested today at the discount rate, would grow to the future sum.
القيمة الحالية للتدفقات الداخلة ÷ القيمة الحالية للتدفقات الطالعة. أكبر من 1 يعني NPV موجب. مفيد لترتيب المشاريع لما رأس المال محدود.
PV of inflows ÷ PV of outflows. Above 1 means a positive NPV. Useful for ranking projects when capital is limited.
IRR تدفقات المشروع كله قبل أي تمويل بالقروض. بيقيس جودة المشروع نفسه، وبيتقارن بالـ WACC أو بسعر خصم يعكس مخاطر المشروع.
The IRR of the whole project's cash flows before any debt financing. It measures the quality of the project itself and is compared with WACC or a rate reflecting the project's risk.
النسبة اللي بتكسبها على فلوسك في فترة معينة، غالبًا سنة. لما تكون مضمونة من بنك بنسميها سعر فايدة، ولما تكون من استثمار بنسميها معدل عائد.
The percentage you earn on your money over a period, usually a year. When guaranteed by a bank we call it an interest rate; when earned on an investment, a rate of return.
الافتراض الضمني عن المعدل اللي الفلوس الداخلة بيتعاد استثمارها بيه لحد آخر المشروع. الـ IRR بيفترضه بالـ IRR نفسه، والـ NPV بيفترضه بسعر الخصم، وده أوقع.
The implicit assumption about the rate at which inflows are reinvested until the end of the project. IRR assumes the IRR itself; NPV assumes the discount rate, which is more realistic.
صافي الربح ÷ المبلغ المستثمر، كنسبة إجمالية. مبياخدش الوقت في اعتباره: 30% في سنة غير 30% في 3 سنين خالص.
Net profit ÷ amount invested, as a total percentage. It ignores time: 30% in one year is very different from 30% over three years.
احتمال إن النتيجة الفعلية تبعد عن المتوقع: الفلوس تتأخر، أو تيجي أقل، أو متجيش. وكل ما المخاطرة تزيد، العائد المطلوب يزيد.
The chance that the actual outcome differs from what's expected: money arrives late, arrives short, or never arrives. The higher the risk, the higher the required return.
عائد استثمار بيُعتبر مضمون تقريبًا في عملته، وعادة بنستخدم عائد أذون أو سندات الخزانة الحكومية بنفس عملة التدفقات ولمدة قريبة من عمر المشروع. وهو نقطة البداية لأي سعر خصم.
The return on an investment considered virtually certain in its own currency — usually the yield on government treasury bills or bonds in the same currency as the cash flows, with a maturity close to the project's life. It is the starting point of any discount rate.

The amount collected from selling assets at the end of a project's life; it is added to the final period's cash flow.
لما توقيت الدفع المتفق عليه يدّي العميل أو الشركة ميزة تمويل مهمة (دفع متأخر كتير أو متقدم كتير عن التسليم). IFRS 15 بيطلب فصله: الإيراد بالسعر النقدي، والفرق فوايد.
When agreed payment timing gives the customer or the company a significant financing benefit (payment well after or well before delivery). IFRS 15 requires separating it: revenue at the cash price, the difference as interest.
التخفيض في الضريبة اللي بيحصل لأن الفوايد مصروف بيتخصم قبل حساب الضريبة. بيخلّي التكلفة الفعلية للدين = الفايدة × (1 − سعر الضريبة).
The reduction in tax that arises because interest is a deductible expense. It makes the effective cost of debt = interest rate × (1 − tax rate).
المبدأ اللي بيقول إن نفس المبلغ النهارده أقيم من نفس المبلغ في المستقبل، بسبب الفرصة البديلة والتضخم والمخاطرة. وهو أساس كل حسابات الخصم.
The principle that an amount today is worth more than the same amount in the future, because of opportunity cost, inflation and risk. It underpins all discounting.
متوسط تكلفة مصادر تمويل الشركة (الملاك، والديون بعد الضريبة)، مرجّح بنسبة كل مصدر. بيُستخدم كسعر خصم لتدفقات المشروع كله لما مخاطره تشبه مخاطر الشركة.
The average cost of a company's financing sources (equity and after-tax debt), weighted by each source's share. It is used as the discount rate for whole-project flows when the project's risk resembles the company's.
دالة في Excel بتحسب الـ IRR لتدفقات في تواريخ غير منتظمة، بعدد الأيام الفعلي على أساس 365 يوم، والناتج معدل سنوي فعلي.
